Las buenas noticias que recientemente se publican en el mercado inmobiliario de España y Canarias también las notamos en Sunway Tenerife La Inmobiliaria.

Los informes recientes de www.Rightmove.co.uk/overseas/ indica que solicitudes de información sobre propiedades en España y Las Islas Canarias han aumentado por 150% con la mayoría de clientes que buscan una jubilación o la residencia secundaria. Homeoverseas.co.uk apoya esta vista, indicando que España y las Islas Canarias han sido el número 1 buscado para el destino de compra de propiedad con solicitudes de informacion habiendo crecido por 31% en un mes por base de meses .


Qué significa esta información para nosotros en Sunway y usted, el cliente?


Bien, el número de solicitudes que hemos recibido en propiedades en venta ha aumentado mes a mes todos los años. En 2009 hasta ahora hemos visto un aumento de 38% con respecto al número de solicitudes de todo 2008. A pesar de estar en medio de una recesión (sí, esa temida palabra) hemos vendido más propiedades este año ( hasta la fecha) que todo el año pasado. Parece que la recesión no apagará los sueños de los que aún quieren comprar en Tenerife. La recesión ha sido un tiempo difícil para muchos (elaboraré en esto en un minuto) pero ha comenzado una nueva tendencia en la escena de ventas . ... Conocimientos ....clientes todavía capazes de comprar son más prácticos y más precabidos en lo que hay en el mercado y tienen más precaución a la hora de tomar la decisión. Los inversionastes actuales son un poco más cautos y buscan grandes gangas que actualmente existen en el mercado y se estan aprovechando de la ocación.

A pesar de toda la estadística acerca de aumentos en solicitudes y cantidades de propiedades vendidas, nosotros estamos todavía muy lejos de las compra-ventas de los tiempos "buenos". Esos vendedores que no necesitan vender pueden esperar un poco más para no mal vender sus propiedades.


El consejo de Sunway Tenerife a vendedores es .... asegurarse con su banco cual es el limite, para que no entren en problemas de impagos de mensualidades y corran el riesgo de perder su propiedad (aveces es mejor bajar un poco el precio y vender, que intentar obtener grandes beneficios y perderlo todo.) No cometan el error que estan cometiendo muchos.. esperar hasta última hora para vender, cuando ya no hay remedio y el banco ejecute el EMBARGO.

Good news for property buyers?

There has been very encouraging news recently for the property market in Spain and the Canary Islands and here at Sunway Tenerife The Estate Agents we have also noticed a difference.


Recent reports from www.Rightmove.co.uk/overseas/ indicate that property enquiries have increased by 150% with the majority of clients looking for a retirement or second home. Homeoverseas.co.uk support this view, stating that Spain and the Canaries have been the number 1 searched for property purchase destination with enquiries having grown by 31% on a month by month basis.


So, what does that mean for us at Sunway and you, the client?


Well, the number of enquiries we have received on properties for sale has increased month on month every year.In 2009 so far we have seen an increase of 38% in comparison to the number of enquiries for the whole of 2008. And despite being in the midst of a recession (yes, that dreaded word) we have sold more properties for clients this year so far than the whole of last year. It seems the recession will not dampen the dreams of those who are serious about buying in Tenerife. The recession has been a difficult time for many (I will elaborate on this in a minute) but it has started a new trend in the property scene....Knowledge....clients still able to buy are more savvy and do more research on buying procedures and property markets. There are many clued up investors watching the market in Tenerife and snapping up the bargains.

For those Estate Agents that know their stuff and deliver on their word, the past 2 years have seen them consolidating their positions and using their skills to find the best properties and best prices (for everything from the actual property price to the best removal services) for their clients. A good Estate Agent will provide a friendly, knowledgeable service which is flexible to your needs with none of that "hard selling" palaver that we are apparently notorious for!


Spain and the Canary Islands have also seen mortgage lending rise by 15% since May 2009. Things seem to be looking up for property buyers but this won´t last forever. While it can be difficult to predict how long bargain properties will be available for before values rise again, there has been whispers written recently that prices in Spain and the Canaries have now bottomed out. Those waiting for property prices to drop even more may be disappointed if they wait too long to invest.


While the recession is a potentially good investment period for those who can still afford to invest or buy a second home, things are dramatically different for those sellers that are nearing repossessions due to loss of jobs and/or higher mortgage interest rates. Regardless of all the statistics about increases in enquiries and amounts of properties sold, we are still nowhere near the figures of the reckless buying boom of the "good" times. Those sellers who do not need to sell can wait for a reasonable offer to come along but those desperate to sell can not.


Sunway´s advice to sellers is this....make sure you remain aware of levels of debt being accrued and build up the best relationship you can with banks and the Estate Agents your property is with. It can be so easy to bury our heads in the sand when it comes to debt and repossession threats but please don´t. We have seen first hand the devastation this can cause.

Guia de aconteciementos en Septiembre en Tenerife

¡Hay mucho pasando en Tenerife este mes asi que aquí en Sunway pensamos que nosotros le daríamos una pequeña vista general de algunos de los festivales y los acontecimientos usted no esta consciente que estan pasando!



¿Se imagina bailar la noche bajo las estrellas? Esta semana la aldea de Los Abrigos, cerca de Golf Del Sur acoge una serie de grandes actividades. Esta noche es la "elección de la reina de las fiestas patronales de Nuestra Señora del Carmen" donde muchas niñas estarán compitiendo por la Corona de Los Abrigos.



La noche del viernes (11/09/2009) hay un "baile", que consiste en merengue-salsa en vivo al aire libre en la plaza de la aldea. La música comienza a las 11,30 de la noche y no acaba hasta después de las 5,00 de la mañana. Hay una pequeña feria justo en Los Abrigos, toda la semana se podra disfrutar de qioscos que sirven comida y bebida durande tarde / noche a precios razonables.


¡El sábado por la tarde es el gran evento! Una procesión con la imagen de La Virgen, llevada en un barco asi a fuera del puerto donde se acompañia con los vecinos en otros barcos al son de musica y pitos, con peticiones a La Virgen para salud y suerte a los pescadores de Los Abrigos. Una vez que los barcos alcanzan la costa y la Imagen es devuelta a la iglesia, comienzan los fuegos artificiales (debe ser visto) sobre el mar en la frente de Los Abrigos. Más tarde, a medianoche, habrá otro baile al aire libre hasta las horas tempranas de la mañana.

¡El día final de fiesta de Los Abrigos habra una paella inmensa hecha por la gente del pueblo y comision de fiesta que es repartido junto con bebidas gratis!

¿Adeje más cercano para ti? Este fin de semana hay también una fiesta en la aldea de La Quinta, un poco más allá de Adeje y Taucho. Habrá el fin de semana varias actividades inclusive un partido de espuma, los juegos para niños, la masa y un concierto canario de folklore. En tanto en el sábado como la noche del domingo un baile amenizada con las orquestas populares La Wamampy y Timisay.

Las fiestas en Tenerife son muy populares con la gente de zona, personas transinjientes y residentes. Casi cada pueblo y aldea acogen una fiesta por lo menos una vez un año, todo con grupos en directo y fuegos artificiales. También en septiembre hay las "fiestas de Cristo" en La Laguna que celebra a Cristo. Una multitud de acontecimientos sucederá como procesiones, los conciertos por la famosa grupo folklorico Los Sabandeños y la Orquesta sinfónica de Tenerife. Las fiestas también serán tenidas junto con juegos de niños, los encuentros deportivos, las exposiciones tradicionales de Canarias y bailando entre mucho mucho más. ¡Esta fiesta vale la pena visitarla y como están hasta el 26 septiembre 2009, hay más que suficiente tiempo de ir más de una vez!

Tenerife Events in September 2009

There is a lot going on in Tenerife this month so here at Sunway we thought we would give you a small overview of some of the festivals and events you may not have been aware of!



Fancy dancing the night away under the stars with the locals? This week the village of Los Abrigos, near Golf Del Sur hosts a grand array of festivities. Tonight is the "election of the fiesta queen" where many hopefuls will be competing for the Los Abrigos Crown.

Friday night (11/09/2009) there is a "baile", which consists of a live merengue / salsa band playing open air in the village square. The music starts at 11.30 pm and doesn´t finish until after 5.00 am. There is a small fair ground in Los Abrigos all week aswell and at night time a tempting array of food and drink is available from street kiosks.



Saturday evening is the biggie! A procession will take place, with religious statues from the local church being carried to fishermen´s boats lit up with sparkly lights. The boats then sail out to sea and back to bring luck to the fisherman´s trade for the following year. Once the boats reach the shore and the statues are being carried back to the church, a fantastic fireworks display will take place over the sea in front of Los Abrigos. Later on, at midnight, there will be another open air baile until the early hours of the morning.

The final day of Los Abrigos fiesta see´s a huge paella being made which is handed out along with drinks for free!

Nearer Adeje? This weekend there is also a fiesta in the village of La Quinta, just past Adeje and Taucho. Over the weekend there will be various activities including a foam party, games for children, mass and a canarian folklore concert. On both Saturday and Sunday night a baile will take place with the popular bands La Wamampy and Timisay.

Fiestas in Tenerife are very popular with locals, holidays makers and residents alike. Almost every town and village hosts a fiesta at least once a year, all with live bands and firework displays. Also on in September is the "fiestas del Cristo" in La Laguna celebrating Christ. A multitude of events will take place such as processions, concerts by the famous Los Sabandeños and the Tenerife symphony Orchestra. Bailes will also be held along with children´s games, sporting events, traditional canarian shows and dancing among much much more. This fiesta is worth visiting and as it is on until the 26th September 2009, there is more than enough time to go more than once!

1 – Seek out advice – Speak to others who have a business in Tenerife, research on the internet, seek out the knowledge of estate agents, lawyers, tax advisors,etc.

Opening Licence – Make sure the business has an opening licence in place and get a copy of it (there should be one available at the premises)

An opening licence will confirm what type of business the premises are licenced for and also show that the business is fully legal and registered

- Who pays for what ,ie, refuse collection, rates, water, electricity, taxes,etc
