Here is the third and last part of Sunway´s ‘Activities in Tenerife’Guide. Over the last few weeks we have highlighted excursions around Tenerife, but the list doesn’t end here there is still so much to do!

Golf

Whether you are a Beginner, Amateur or professional, you will never be short of somewhere to play golf in Tenerife you can enjoy playing on well maintained golf courses, in sunshine and sub-tropical warmth, every day of your holiday. Location is not a problem, there are several places you can play golf:

Golf del Sur, Costa Adeje, Los Palos, Las Americas, Amarilla, Buenavista, Abama, La Gomera, Real (El penon)

Las Aguilas – Jungle Park : A fabulous day trip out for all the family. Get your walking shoes and camera ready as this zoological and botanical park has over 75,000 m² of jungle and over 500 animals. To ensure you don’t get lost or go around in circles, you are supplied with a map of the Park when entering.

The jungle consists of walking paths entwined with fun filled tunnels and suspension bridges. As you get deeper into the jungle you will encounter mysterious caves, waterfalls and lagoons. One of the most amazing features is the free flight show; here you will see a variety of exotic birds. This show is a must!

There is so much to see and do for both Adults and the younger members of the family, you will find various places to eat and drink and buy souvenirs.

Hiking: Tenerife has an unbeatable amount of hiking routes winding up and down hills, through unspoiled wilderness and along the shoreline. Club Hipico - Horse riding in Tenerife south - Do you love to ride, or would you like to try? Tenerife is a wonderful place to enjoy horse riding, with glorious weather and stunning scenery. Whether you want to enjoy a lovely horse trek or would like to get some lessons, you'll receive a very warm welcome from their stables.

With a fantastic large arena for teaching and the surroundings are really charming to do every kind of trekking. They advice you to book your ride a day or 2 before to avoid disappointment.

Lessons: Adult 22 Euros and Children 20 Euros Per hour. Trekking prices start from €22 for 1 hour.

Camel Park: Only a short journey from Los Cristianos and Playa de las Américas, set in rural surroundings, you can have a nice time riding a camel, seeing the farm animals (goats, donkeys, ducks, hens, chicks, grey parrots or dogs) and enjoy a drink at the typical canarian house on site. There is also a souvenir shop where you can purchase different presents and camel figures.

There is free transport to the farm from the south of the island.

Fishing: You will enjoy 7 hours aboard the Crested Wave with 31/2 hrs surface trolling then bottom fishing for 31/2 hours. The British Skipper and his crew are all fishing enthusiasts with many years experience. They cater for the serious fisherman and are very willing to assist the novice. During your day aboard the Crested Wave you will fish for Tuna, Blue Fin, Yellow Fin, Bonito, Barracuda plus much more. The Crested Wave takes a maximum of 12 fishers plus a couple of spectators.

JetSki: You either love them or hate them…Whatever your age you can indulge yourself. No experience needed! Common sense comes in handy and the driver must be over 16 years old. Race around a triangle of buoys on Yamaha 700 wave runners for approximately 20 minutes. If you fall off the bike stops and you get back on. The ultimate adrenaline ride.

Single 35 Euros - Double 45 Euros / Puerto Colon / 20 minutes

Cable Car – El Teide: Millions of tourists have climbed the mountain formed by the Teide’s volcano located in the heart of the Tenerife. Visitors can reach the summit on foot by climbing the “Montaña Blanca” (White Mountain), or using the cable car which takes visitors to the top in 8 minutes, 3,550 meters above the sea level. There is a restaurant and bathrooms at the base of the Volcano. Cable car prices cost approx 25 Euros. Take your Spanish Residencia for discounts.

Teide is the most visited National Park in the Canary Islands and Spain, with a total of 2.8 million visitors, according to the Instituto Canario de Estadística

The Guanches also believed that Echeyde (Teide) held up the sky. Many hiding places found in the mountains contain the remains of stone tools and pottery. These have been interpreted as being ritual deposits to counter the influence of evil spirits.

Always get more than one quotation for any of the trips you wish to go on as you will find prices can vary depending on where you decide to book. Most will give discounts, certainly for larger group bookings and you can’t lose anything by asking anyway. Remember, Internet bookings can also be another way of saving money! If you are a resident of Tenerife, you may also be entitled to discount.

Buying a Property in Tenerife as a Rental Investment

Compare property prices in Tenerife to Mainland Spain or any other European country and you will find Tenerife prices still sit slightly below the average…Although the property prices in Tenerife have not dropped significantly, offers are being accepted by those needing to sell, so there are plenty of bargains on the market right now. Interest Rates are good and another huge advantage is that Tenerife with its wonderful all year round climate is the perfect place to buy property and if you are looking for an investment with a guaranteed rental income, now is a good time.

Your budget will determine the area you can buy in and the property price is usually determined by what the complex has to offer: If you haven’t already, make yourself familiar with a few areas.

Not every property is suitable for rental investment. Tenerife investors need to take care in selecting the right property for the best returns.

The apartment you decide to buy may already have a rental contract in place (guaranteed income). Ask to see the annual returns on the property to ensure this is a sound investment. People renting expect to pay less for long term rentals than they do for short term…you (The new owner) still have to cover all costs incurred. Calculate your return by ensuring it covers all fees. Mortgage, Community, Gas, Water, Electric, Rubbish collection, Taxes etc all have to be paid before you make any amount profit on the property.

If there is no rental contract already in place, you can get advice from your Estate Agent. They will help you list out-goings to calculate what rent you are best to charge…they should also be aware what others on the same complex are charging.

Having purchased property here in Tenerife you may continue to live in the UK. Will you manage the property or will you decide to opt for help? Many Estate Agents have Management Services: They will collect rent, organise any maintenance required and check the property is safe and secure.

To give you an idea of what you can expect to pay and re-coup, here is an example of a 1 bedroom apartment in 3 different locations in the South of Tenerife:

Las Americas: Nicely located with all amenities nearby. Here you can expect to pay approximately €90,000 plus for a 1 Bedroom apartment, 1 bathroom with fitted kitchen, lounge/dining room and a terrace etc. There is usually a swimming pool on most complexes.

Rental return on a property like this one can be: €550 + a month for a long term contract. (€6,600) per annum.

Los Cristianos: For the same type of apartment above, you can expect to pay less here than you would in Las Americas. 1 bedroom apartments can start as little as €80,000. Again all within easy walking distance to bars, shops and local amenities.

Rental return on a property like this one can be: €450 + a month for a long term contract. (€5,400) per annum.

Fanabe: A more upper class area than both Los Cristianos and Las Americas. The area is much quieter; it is away from the hustle and bustle of too many shops and bars. Prices are higher and a 1 bedroom apartment here, may set you back as much as €150,000.

Rental return on a property like this one can be: €1,000 + a month for a long term contract. (€12,000) per annum.

Remember to check what the community fees will be as they can start as little as 80 euros / month but do increase significantly depending on the complex facilities and location.

The best rental incomes are in the popular tourist areas of the south, such as Las Americas and Los Cristianos… there is also a huge need for rental property here due to the number of residents wanting to live and work in the same area. Your property could be rented out all year round if you buy in the right area and rent out at the right price.

Before you buy, ensure you have the right to rent out your property short or long term: Recently tourist accommodation inspectors have been appointed across the Canary Islands, it is their task to clamp down on the apparent illegal renting of self-catering accommodation to tourists. Many property owners are however, unsure about the law governing renting to tourists and the implications for their own properties. Ask your Estate Agent for more details.

The law as it stands now is: Ley 7/1995 (as amended by Ley 5/1999 was introduced throughout the Canary Islands in an apparent attempt to harmonise the regulation and administration of short term rentals to tourist. This law states that on a community or complex which is legally designated as “touristic” (as apposed to merely “residential”) owners may commercially rent their properties to tourists provided that they do so through a single agent or administrative entity, which has obtained the exclusive licence to “exploit” on that complex.

Activities in Tenerife....Part one

Holidaying or living in Tenerife means you are never short of Sun and Sand, but there is also a world of activities available here whether it be land, sea or air…we have it all:

Quad Bike Safari:

Bring your car driving license and they will supply the rest…helmet, sun glasses, etc... If you are staying in south Tenerife you will be picked up from your hotel and taken back. You'll be driving automatic quad Polaris 250 cc and 30 cv quad bikes through off road trails. A memorable thrilling experience for your holiday!

Aqua Park:

There are many attractions available in the water park for all ages. The park is open from 10.00 to 18.00 daily. There are a variety of slides for children up to 10 years or for the more adventurous why not try the bigger slides or the donut, Kamikazes plus much more. There are plenty of snack bars in the park. Twice a day there is a fantastic dolphin show, where the trainers explain all about the dolphins and there young. A must for all the family!

Safari Bob Diving:

This was such a memorable experience for me and the whole family... Safari BOB Diving in Tenerife is fun, safe and inexpensive. The trip lasts two hours. The boat takes up to 10 people, it includes a boat trip out and back with 25 minutes underwater. You will go through a few hands signals that may need to use whilst underwater and there is always a fully qualified diver with you.

Duration: 25 mins underwater Prices approx: 44 Euros but there is a 4 Euro discount for Internet bookings

Jeep Safari:

What better way to explore the island than on one of the Jeep Safaris! Relax and take in the sights. Pick up and drop off from Hotels.

Half Day Teide:

For those of you who don't want to spend a whole day on a jeep safari, this half-day tour lasts just for the morning.

Prices Approx: Adult: 35 Euros and Children 17.50 Euros

Masca Tour:

The tour takes in not only the "lost village" of Masca, but several other quaint small villages. Quite a long day (9am – 5pm) but worth it!

Para Gliding:

If you want you want to feel more than the wind in your face... if you want to throw yourself off the edge of a mountain and feel the sheer force of gravity to such an extreme, paragliding may be the perfect option.
